Who we are

South Yorkshire Property Buyers is run jointly by Bullseye Properties Ltd (Company No. 14869608) and Dearne Valley Properties Ltd (Company No. 11886498), both registered in England and Wales.

Bullseye Properties Ltd is the data controller. It decides what happens to your information and is registered with the Information Commissioner's Office under number ZB599054. Your enquiry is then shared with South Yorkshire Property Buyers so we can look at your property and make you an offer. That includes Dearne Valley Properties Ltd, which is often the company that actually buys.

We buy houses with our own money. We are the buyer, not a broker, and we don't pass your details to a panel of investors or sell them on. "We", "us" and "our" in this policy mean both companies.

What we collect when you fill in a form

You choose what to tell us. Depending on which form you use, we collect:

• Your name
• Your phone number
• Your email address, if you give one
• The address or postcode of the property
• What your situation is, when you need to move, and anything else you write in the message box

We don't ask for health information or anything else in the special category, and we never take payment details on this website.

What we collect automatically

Your form also carries a few technical details, so we know where the enquiry came from and can pick up the conversation properly. These are:

• The page you were on when you got in touch, and what kind of page it was
• Which town or area the page covered
• Which form you used, so we can tell a pop-up enquiry from the main form
• The website you arrived from
• Advertising tags from the web address, if you arrived through an advert. These are the ones marked utm_source, utm_medium, utm_campaign, utm_term and utm_content, plus a Google click ID called gclid

The Google click ID lets us see which adverts lead to real enquiries. It's a random string, not your name, but it can be linked back to your click, so we treat it as personal data.

How we use it

We use what you send us to:

• Ring or email you about your property
• Work out what we can offer and put it in writing
• Get the sale done, if you decide to go ahead
• See which of our adverts and pages actually bring in enquiries

Our lawful basis is legitimate interests, under Article 6(1)(f) of the UK GDPR: you asked us for an offer, and we need your details to give you one. For advertising cookies we rely on your consent instead, which you give or refuse on the cookie banner.

Where your enquiry goes

Your enquiry reaches us directly. It goes to our own web server first, then straight into our customer system. It doesn't pass through an investor or a lead broker on the way.

• Bullseye Properties Ltd, the data controller, and Dearne Valley Properties Ltd, the partner company that often buys the property. One of us reads your enquiry and contacts you
• Hostinger, who host this website and its server
• GoHighLevel (LeadConnector), the system we use to keep track of enquiries and to send us a notification when a form comes in. They handle data under their own privacy policy and under standard contractual clauses where data leaves the UK
• Google, for advertising measurement, and only if you accept cookies. If you accepted, this includes your email address and phone number, scrambled into a code by your own browser before they are sent, so Google can tell that the person who enquired is the same person who clicked an advert. Google doesn't receive them in a readable form, and we don't send your name or the property address
• Our panel solicitor, but only if you decide to sell and ask us to instruct them

We don't sell your data. We don't hand it to estate agents, mortgage brokers or anyone else without asking you first.

How long we keep it

• If you sell to us, we keep the records for 7 years. UK property and financial rules require that.
• If you don't, we keep your contact details for 12 months in case you come back to it, then delete them.
• Advertising measurement data is kept by Google on their own retention schedule.

You can ask us to delete your details sooner, at any time.

Your rights

Under UK GDPR you can ask us to:

• Show you what we hold about you
• Correct anything that's wrong
• Delete it
• Limit what we do with it
• Stop using it, where we're relying on legitimate interests
• Send it to you in a format you can take elsewhere

You can also change your mind about cookies at any time by clearing this site's data in your browser, which brings the banner back.

To use any of these rights, email hello@southyorkshirepropertybuyers.com. We'll reply within one month, which is the limit UK GDPR sets. It's free.

You can check our ICO registration on the public register.

If you're not happy with how we've handled your data, you can complain to the Information Commissioner's Office at ico.org.uk or on 0303 123 1113. You can complain to them without coming to us first, though we'd rather have the chance to put it right.

Cookies and what's stored on your device

Nothing is stored on your device for advertising unless you press Accept on the banner. If you press Reject, no advertising or measurement cookies are set.

A few small values are stored either way, because the site can't work sensibly without them. None of them track you across other websites:

• Whether you chose light or dark mode
• Whether you accepted or rejected cookies, so we stop asking
• Whether you've already seen the pop-up this visit, so it doesn't keep appearing
• Whether you've already sent us an enquiry this visit, so we don't ask twice

If you accept, we use Google advertising tags to measure how well our adverts work. That includes recording when someone taps our phone number, so we can tell which adverts lead to real calls. It records the tap, not the call or anything said on it.

If you accept and then send us an enquiry, your email address and phone number are held on your device just long enough to reach our thank you page. There your browser scrambles them into a code and sends that to Google, so it can match your enquiry to the advert you clicked. They're cleared from your device straight afterwards. If you rejected cookies, none of this happens and the details are cleared without being sent.

This site links out to other websites, including government pages, free advice charities and our own social media. We're not responsible for how those sites handle your data, so please check their own policies.

Changes to this policy

We update this policy when what we do changes. The date at the top tells you when it last changed.
