Where has your auction sale got stuck?
If your home hasn't sold through the modern method of auction (MMoA), you may have arranged photographs, answered questions and waited through another listing period. It's understandable to want a clear next step rather than another uncertain end date.
No acceptable bid
The auction ended without a buyer at a price you could accept. A further auction cycle is one option. You can also compare a direct cash offer, subject to your existing agreement.
A buyer pulled out
You thought a sale was moving forward, but it hasn't completed. Your solicitor can confirm whether a reservation still applies and when another sale can be agreed.

Check your auction agreement before switching
An unsold property doesn't automatically mean the auction agreement has ended. Your solicitor should check the contract period, notice requirements, any direct-sale or withdrawal charges, and any buyer reservation still in place.
A sole selling rights agreement can restrict a different sale route or create a fee liability. We cannot cancel your auction agreement or remove charges owed to another company.

A direct cash sale is a different route
A direct cash sale is a purchase by us, rather than another listing or auction. We aren't waiting for an onward sale or a buyer's mortgage application.
Our offer will normally be below full open-market value. That is the trade-off for a direct purchase and an agreed timetable. We assess the property itself, including its condition, rather than treating an auction starting bid as its value.
If achieving the highest price matters more than speed, reviewing your marketing with the agent, continuing at auction, or returning to a conventional estate-agent sale may suit you better. Each option needs to fit your existing agreement.
SYPB charges no selling fee and covers the seller's conveyancing costs for a sale to us. Existing auction obligations and taxes are separate. We don't automatically cover amounts owed under another company's agreement.
